Duchy lots are becoming scarce:

The Duchy is now 70% sold out! But it is not too late to become a property owner here. And we can offer 75% financing at very competitive rates. You can buy now and build later; there is no time limit on when you begin construction.

Our Board:

William Griffin, retired North Carolina Superior Court judge and Duchy resident, was elected to The Duchy Property Owners Board of Directors. William and his wife Jane have built a lovely home on lot #25. Our board now consists of Chris Bouldin, Jonathon Bryant, William Griffin, Dick Levin, and Ted Wagoner.

Who's moving in:

We have two residences currently under construction. Adam and Deb Nusselder are building on lot # 1. Adam is a KLM/Air France pilot who commutes to Amsterdam via Detroit every two weeks. Tim Dyer is building on lot # 5. He is a Delta pilot based in Cincinnati and flies a Cessna 172 at The Duchy. Ted Wagoner, our resident grading contractor, and his wife Linda have completed their new home adjacent to The Duchy and moved in this month.

Planes that will be based at The Duchy include J-3s, Cessna 172s and 182s, an RV-6, a Cirrus 22, a couple of Bonanzas, an RV-10 that is currently being built, a Taylorcraft, a Piper Archer, a Citabria, and a Twin Comanche.

2010 Fly-in:

For last year's annual property owners association meeting, we had a fly-in on October 2nd. In addition to resident owners, seven non-resident owners flew in. Our ramp was quite busy. Other Good Things:

  • We have a 680-acre public lake for recreation, picnicking, boating and fishing just 2.5 miles down the road from us toward Chapel Hill. From our entrance to Interstate 40 is only 7 miles by paved road. We are a mile-and-a-half from a convenience store open seven days a week. Alamance County provides us emergency, ambulance and fire protection. Burlington, NC airport (BUY) with a full ILS is only 9 miles from us.
  • Taxes at The Duchy are $ .58 per $ 100.00 of valuation; valuations have been running about 60% of market value.
  • Duchy Lot Owners Association dues are still only $ 1,000.00 annually. That covers all road and airstrip maintenance, mowing, seeding, repairs, insurance, common area taxes, legal expense, and office expense.
  • Our future property values are protected by the most comprehensive set of protective covenants of any airpark. You may read them here.
  • We still have lots of deer, birds, trees, and quiet.
